House and land in Hampton Park: the last infill lots and what to check before you build

Short answer

Yes, but very little. Hampton Park (3976) is an established City of Casey suburb, and new land comes from small infill estates. As at 26 October 2026, the agent for Heming On Pound, on Pound Road, is marketing a last release, with lots of roughly 260 to 340 m². OpenLot shows one lot left at Littlehampton, an 828 m² block. If your lot is under 300 m², ask about a planning permit, and read the plan of subdivision before you sign. Turnkey Building Group (TKBG) is Victoria's leading builder broker, based in Berwick. We compare full turnkey, fixed-price packages from over 35 builders. We're paid by the builder from a share of its margin, so using us costs you nothing extra.

What new land is left in Hampton Park

Hampton Park is about 36 km south-east of the Melbourne CBD, with the South Gippsland Freeway on its western edge. Much of the suburb is decades old, and at the 2021 Census 92.8% of its homes were separate houses. New land turns up in small infill pockets, not a big masterplanned estate.

OpenLot lists 13 estates in Hampton Park. Several are townhouse projects, and others, such as 75 Olive Road and 294 Pound Road, are sold out. As at 26 October 2026, three matter if you want to build a house:

Plans

Heming On Pound and the Pound and Shrives Road plan

Heming On Pound is on Pound Road, developed by My Wealth Builders, and the agent is marketing a last release. OpenLot lists lots from 263 to 336 m². The agent advertises at least one as titled, and a titled lot means you may be able to start building without waiting on land (see titled vs untitled land).

The estate sits inside the Pound and Shrives Road Residential Area Development Plan, adopted by Casey Council on 4 September 2018 under Schedule 18 to the Development Plan Overlay. It covers 46.49 ha of Pound Road, Shrives Road and Wethersdane Drive addresses. You can read it on Casey's development plan page.

That matters because new lots here come out of one planned area, so your lot is one piece of a bigger layout. Before you sign, get the plan of subdivision, check the easements and any restrictions on your lot, and ask whether it's titled.

Permits

Small lots under 300 m²

OpenLot's range at Heming runs from 263 to 336 m², so some lots fall under 300 m². On a lot that size, Clause 54 applies to a single house and a planning permit is generally needed, unless the lot is covered otherwise. Ask the agent and builder how that's handled for your lot before you sign. Small lots also limit your design choices, and you may need a double-storey or narrow design to keep a usable yard.

Lots

Littlehampton's last lot

Littlehampton is a small Lanser estate at 505 South Gippsland Highway. Lanser's site says "Final Release Now Selling". As at 26 October 2026, OpenLot shows one lot left: Lot 1, 828 m², with a north-east orientation. OpenLot lists boundary fencing as included on that lot.

It's a big block for new land here. Get the plan of subdivision and check its exact shape and boundaries before you choose a design. Ask how the garage and driveway fit across the front, where the living areas catch the north-east light, and whether a minimum garden area applies.

Check with the agent that Lot 1 is still available before you commit to a design.

Planning

What's coming on Wethersdane Drive

OpenLot lists 3-4 Wethersdane Drive as in planning by My Wealth Builders, Heming's developer, with 110 homes on 9.56 ha. In October 2026, an amendment to the planning permit for 4 Wethersdane Drive, a staged subdivision with 64 dwellings, was lodged with Casey. That shows progress, but it isn't a release. There are no lots or titles to rely on yet, so don't time your finance or the end of a lease around it.

Getting around

Getting around and schools

Hampton Park has no train station. Hallam and Narre Warren on the Pakenham line, and Lynbrook on the Cranbourne line, are nearby. OpenLot puts Hallam station 1.4 km from Heming and Lynbrook station 2.0 km from Littlehampton, in a straight line. Both lines are boom gate free and have run through the Metro Tunnel since 1 February 2026.

OpenLot lists six schools in the suburb: Hampton Park Primary School, River Gum Primary School, Coral Park Primary School, Kilberry Valley Primary School, Hampton Park Secondary College and St Kevin's School. Zones depend on the address, so check Find my School.

The broker

How a builder broker helps in Hampton Park

On lots this small or this oddly shaped, the risk is picking a design that doesn't fit, or one that needs a permit nobody allowed for. Bring us the lot number, contract of sale and plan of subdivision. We compare designs from over 35 builders that suit the lot, all full turnkey and fixed price. You sign the building contract directly with the builder you choose. TKBG is a builder broker, not a builder. We also help with knockdown rebuilds.
