House & land · Berwick
Short answer
Turnkey Building Group (TKBG) is Victoria's leading builder broker, and our office is in Berwick: the Old Post Office, 102 High Street, Berwick VIC 3806. Berwick is mostly established, with newer estates on its fringe, so you may be weighing up a fringe or nearby estate lot against building on a block you already own. Either way, check the title status, overlays, site costs and any estate rules before you commit. We compare full turnkey, fixed-price packages and designs from over 35 builders against your brief. The builder pays us from a share of its margin, so using TKBG costs you nothing extra.
Checklist
Because Berwick mixes established streets with a growth fringe, the checklist depends on which kind of lot you're looking at.
If you're buying in a newer estate on the fringe or nearby:
If you already own a block and want to build on it:
Either way:
It's worth comparing nearby growth suburbs too. Our guide to house and land packages in Melbourne's growth corridors covers what to check there.
Titles
If you're buying a lot in a newer estate, title status works the same way as anywhere in Victoria. Titled land has a registered title, so it can usually settle and the build can be planned. Untitled land is waiting for the plan of subdivision to be registered, and any title date is an estimate.
A block you already own is titled. Timing there is less about titles and more about planning: if an overlay means you need a planning permit, allow time for that before the build can start. Ask your builder, council and conveyancer early. If there's an existing house you want to replace, we can also help with knockdown-rebuild: tell us about the block and your brief, and we'll shortlist builders whose designs suit it.

Site costs
Site costs on a block you already own can differ a lot from those in a new estate. A new estate lot usually comes with services stubbed to the boundary and a relatively uniform surface. An owned block may need site clearing, tree removal, retaining, longer service runs or a different slab design. Ask for site costs based on a soil test and survey of your actual block, and ask what's fixed and what's an allowance. Check planning and title with council and your conveyancer before you treat any design as confirmed.
Site costs in fringe estates still depend on soil, the fall of the land, fill and drainage. Two lots in the same stage can need different works.
Every package TKBG offers is full turnkey, at a fixed price. Even so, check the written inclusions line by line. Our turnkey inclusions checklist shows what to look for.
Estate rules apply in newer estates and can cover façades, roof style, garage setbacks, driveways, fencing and front landscaping. Ask whether a package meets them and who lodges for developer approval. Established blocks don't have estate guidelines, but they can have planning controls and covenants instead.
The broker
Not every builder suits every block. Some designs work on a wide, flat estate lot but not on an established block with a slope or a narrow frontage. A builder broker matches your block, brief and budget to builders whose designs fit.
With TKBG, you brief us once and tell us whether you already own land (including knockdown-rebuild) or are still looking. We shortlist suitable homes and packages from our network of over 35 builders and put them side by side, including site costs and inclusions. You choose the builder and sign the building contract with them directly. TKBG is a builder broker, not the builder.
We're paid by the builder you choose, so you pay TKBG no fee. Read how builder brokers get paid for what to ask any broker. Before you sign, check the builder with our guide on how to check a builder in Victoria.
