Builder-broker · Buyer’s agent
Short answer
A buyer's agent helps you find and negotiate a property purchase. A builder-broker helps you compare builders and house-and-land packages. They do different jobs.
In Victoria, a buyer's agent must hold an estate agent's licence or work as an agent's representative, and they usually charge you a fee. A builder-broker such as Turnkey Building Group (TKBG) focuses on new builds. It compares designs, inclusions, site costs and builders side by side. We're paid by the builder from a share of its margin, so using us costs you nothing extra.
If you're buying an established home, a buyer's agent may suit. If you're building new or buying house and land, a builder-broker is usually the closer fit. Either way, check fees, contracts and finance before you sign. For going direct to a builder instead, see builder broker or go direct. If you're choosing between a volume builder and a custom builder, see volume builder vs custom builder. Before you sign a package, check the house and land red flags.

Yes. Some buyers use a buyer's agent to find land or an established home, and a builder-broker to compare builders and packages. Be clear on who does what and how each is paid.
Usually a builder-broker, because the big decisions are the builder, design, inclusions and site costs. You'll still want your own conveyancer or solicitor, plus finance advice.
