House and land in Cranbourne North: Woodhaven's small lots and strict rules

Short answer

Cranbourne North is an established City of Casey suburb, postcode 3977, so new land is rare. The new supply is Woodhaven, a Brown Property Group estate on the former Cranbourne Golf Course at 750 Glasscocks Road. Its Stage 2 and 3 lots are untitled, with titles estimated for Q3 2027, and some are under 300 m². Woodhaven's design guidelines (August 2026) set rules on roofs, driveways, garages, ceilings and water tanks that a standard package may not include. Turnkey Building Group (TKBG) is Victoria's leading builder broker, based in Berwick. We compare full turnkey, fixed-price packages from over 35 builders. We're paid by the builder from a share of its margin, so using us costs you nothing extra.

What's new

What's new in Cranbourne North

New estates are rare in Cranbourne North. As at 21 October 2026, OpenLot lists two estates in the suburb. Ironwood is sold out. Woodhaven is selling.

Woodhaven is on the former Cranbourne Golf Course. Brown Property Group bought the site and envisages more than 1,000 homes across the whole course. Its earlier Canopy project redeveloped the former Amstel Golf Club at Cranbourne.

In February 2026, Casey councillors approved a permit for up to 499 lots on the northern half of the course, about 121 of them under 300 m². A VCAT appeal settled in June 2026 with the main parts of the permit largely unchanged.

In October 2026 the developer's construction portal showed Stages 2 and 3 at 4% complete. The Woodhaven site lists over 13 hectares of open space, with every home within 200 m of it. The display village is listed as opening in 2028, so until then you can't walk through display homes on the estate.

Lots

Small lots and untitled stages: what to check

With untitled land you sign now and settle once titles are issued, and any title date is an estimate. Ask the builder how long its package price is held. Our guide to titled vs untitled land in Victoria covers the rest.

Then check the lot itself:

The contract of sale, building envelope plan and title confirm what applies to your lot. Guidelines can change, so get the current version with your contract.

Design rules

Woodhaven's design rules and what they add to a package

Every lot must be built in line with the memorandum of common provisions (MCP) on the plan of subdivision. Woodhaven's design guidelines (August 2026) fill in the detail. A design drawn for another estate may not comply, so check each rule against the quote.

RuleWhat to ask the builder
Cool roof: lighter-coloured, non-reflective tiles or Colorbond (for example Surfmist or Shale Grey)Is a compliant roof colour in the base price?
No plain concrete driveway. Exposed aggregate, pavers, or stamped, stencilled or coloured concrete, plus a 400 mm landscape strip to the side boundaryWhich finish is included, and for the full length?
Ground floor ceilings at least 2.55 mIs 2.55 m standard on this design?
At least 50% of external walls brick or render, and face brick no more than 70%Does the quoted facade meet both limits?
Eaves at least 450 mm on ground floor elevations facing a road or reserve, and on all upper-storey elevationsAre eaves priced on every elevation that needs them?
Porch, verandah or pergola at the entryDoes the facade include one?
Sectional or panel-lift garage door, with no roller doors visible from the streetIs the door type included?
Water tank of at least 2,000 L plumbed to all toilets, on lots over 300 m²Are the tank and plumbing in the price?

The MCP also puts the garage at least 840 mm behind the front wall, and the garage opening can't be more than 40% of the frontage. On a 250 to 300 m² lot with a two-storey home, the garage door can't be more than 30% of the front facade area. You also can't build the same or an overly similar facade within 3 house lots of one already there.

Services

All-electric, fibre and landscaping

The developer describes Woodhaven as a fully all-electric community, with every home built without the need for gas. On lots under 300 m², plans must remove all references to gas meters. A package priced with gas hot water or cooking will need reworking, so ask for electric appliances in the fixed price.

Woodhaven is an OptiComm fibre-connected community. The guidelines ask you to prepare for connection early with your builder, so get it in the contract. Our turnkey inclusions guide shows what a full package should list.

Synthetic turf and artificial grass are prohibited, and no more than half the front garden can be hard paved. Lots of 300 m² or more need a canopy tree in the front setback and one in the rear. Side and rear fences are 1.95 m Colorbond (Monument or approved) with a plinth. Front fences are discouraged. Ask which of these are in the package and which are extras. Our site costs guide covers the rest of the ground works.

Timing

Timing rules after you settle

The build clock starts at settlement, so have your design sorted before then.

The developer offers a landscaping incentive on selected lots, with the terms set out in the contract of sale.

Getting around

Getting around

Merinda Park station is on the Cranbourne line, in Cranbourne North, and the developer says Woodhaven is 2 km from it. Check current train and bus services with PTV before you plan a commute around them. School zones are set by address, so check yours with Find my School.

The broker

How a builder broker helps in Cranbourne North

The main risk at Woodhaven is a "fixed" price that ends up changing. A package quoted with a dark roof, a plain concrete driveway and gas appliances will need changes before the DRC signs off. Each change can mean a variation, and each resubmission adds another 10 to 14 business days.

Send us the lot number and your contract documents. We shortlist designs from over 35 builders that fit the frontage, any storey restriction, the Product Guide and the guidelines, then compare them on the same terms. You choose the builder and sign the building contract directly with them. TKBG is a builder broker, not a builder. We also help with knockdown rebuilds.

Questions

Frequently asked questions

01 Is there new land for sale in Cranbourne North?

Not much. As at 21 October 2026, OpenLot lists two estates. Ironwood is sold out. Woodhaven, on the former Cranbourne Golf Course, is selling, with Stage 2 and 3 titles estimated for Q3 2027.

02 Can I build a single-storey home at Woodhaven?

On many lots, yes. Restriction B on the Stage 2 plan of subdivision requires a two-storey home on lots 201, 219 to 221 and 232 to 244. Check the plan of subdivision and your contract of sale for the lot you want.

03 Does the Small Lot Housing Code apply at Woodhaven?

No. Woodhaven's design guidelines (August 2026) say it doesn't. Lots under 300 m² have products assigned in the Woodhaven Product Guide, so ask which designs suit your lot before you get quotes.

04 Will I need a double garage?

It depends on frontage. Lots 12.5 m or wider need a side-by-side double garage. Narrower lots get a single garage unless the DRC approves otherwise. Carports aren't allowed, and the garage opening can't be more than 40% of the frontage.

05 Can I have gas at Woodhaven?

The developer describes Woodhaven as a fully all-electric community, with homes built without the need for gas. On lots under 300 m², plans must remove all references to gas meters. Make sure your package prices electric appliances.

06 How long do I have to build after I settle?

Construction must start within 12 months of settlement and finish within 12 months of starting. Fencing and driveway are due before occupancy, and front landscaping within 120 days of the occupancy certificate. DRC approval usually takes 10 to 14 business days.

07 Do I pay TKBG a fee?

No. TKBG is Victoria's leading builder broker. We're paid by the builder from a share of its margin, so using us costs you nothing extra. We compare full turnkey, fixed-price packages from over 35 builders across Cranbourne North and all of Victoria.
