House & land · Clyde
Short answer
Clyde is a City of Casey suburb, separate from Clyde North but sharing postcode 3978. Pattersons Road divides them, with Clyde to the south. New estates sit under the approved Clyde Creek, Cardinia Creek South and Casey Fields South Residential precinct structure plans (PSPs). Four government schools are open, but there's no train station, the Ballarto Road town centre is still a plan, and land south of Ballarto Road has no approved plan for new estates yet. Turnkey Building Group (TKBG) is Victoria's leading builder broker, based in nearby Berwick. We compare full turnkey, fixed-price packages from over 35 builders. We're paid by the builder from a share of its margin, so using us costs you nothing extra.
Boundary
Clyde and Clyde North are separate suburbs that share postcode 3978, so the postcode won't tell you which one a lot is in.
Pattersons Road is the boundary. South of it is Clyde, and north of it is Clyde North, which has its own guide. Stockland Evergreen's sales office at 470S Pattersons Road, for example, is on the south side, so it's in Clyde. Cranbourne East (postcode 3977, see our Cranbourne guide) is to the west, Devon Meadows and Tooradin to the south, and Cardinia to the east.
Even official names have mixed the two up. Clyde Creek Primary School and Clyde Secondary College are in Clyde, but their interim names said "Clyde North Station".
An estate with "Clyde" in its name could be on either side. Check the lot's address or a VicPlan property report, which shows the suburb, the council and the planning zone.
Plans
Two of Clyde's plans cross Pattersons Road. Your property report's zone shows which one applies.
| Plan | Status | Zone on your property report | What it means for a buyer |
|---|---|---|---|
| Clyde Creek PSP | Approved, gazetted 20 November 2014 (C186), amended October 2015 | UGZ7 | Hardys Road (Clyde North) to Ballarto Road, about 13,600 dwellings across the whole plan, which spans Clyde and Clyde North. Clyde estates under it include Riverfield, Eliston and Fernlea. Lots beside the creek, parks or the future rail line must front or side onto them. |
| Cardinia Creek South PSP (formerly McPherson) | Approved December 2018, gazetted 17 January 2019 (C221) | UGZ12 | Cardinia Creek to Smiths Lane / future Bells Road, north of Ballarto Road. Clyde estates under it include Stockland Evergreen. |
| Casey Fields South Residential PSP | Approved, gazetted 20 November 2014 (C186) | UGZ8 | About 1,460 dwellings across the whole plan and a local convenience centre on Ballarto Road. Part of the plan is in Cranbourne East. |
| Clyde South and Casey Fields South (Employment), south of Ballarto Road | Still in preparation, or with the Minister | UGZ with no schedule number | No approved plan yet. See below. |
| Old Clyde township | Existing township | General Residential | Not in the Urban Growth Zone. |
| South-east farmland | Outside the growth area | Green Wedge | Covers a large part of Clyde. |
An older plan can apply in Clyde's north-west corner, so read the zone rather than guessing from the street.
A PSP shows what's intended, not a delivery date. You can look up your address on the VPA's Interactive Status Map, linked from its project list.
Open now
Schools. Four government schools are open:
St Carlo Acutis Catholic Primary School is under construction in the Cardinia Creek South area and due to open in January 2027. Zones can change as schools open, so check your address with Find my School.
Trains. Clyde has no station. The nearest are Cranbourne, Berwick and Lynbrook. The Cranbourne to Clyde rail extension isn't funded or committed, and Infrastructure Victoria's November 2025 strategy listed it only as a "future option". Casey is still advocating for it.
Buses. Going by PTV timetable data from October 2026, routes 796 (Cranbourne Station to the old township), 831 (Berwick Station via Bells Road, Eliston and Tuckers Road) and 897 (Clyde North to Lynbrook Station, along Pattersons Road) stop in Clyde. Check current timetables with PTV.
Town centres. The Clyde major town centre on Ballarto Road isn't built, and the Tuckers Road local town centre is also still a plan.
Roads. In 2022 Casey closed the unsealed section of Ballarto Road between the South Gippsland Highway and Clyde-Five Ways Road. Building it as a two-lane road is on hold indefinitely, and Council has no timeframe to reopen it to through traffic. The upgrade of the highway's intersection with Clyde-Five Ways Road is underway, and the Department of Transport and Planning has said it expects the work to finish in early 2027.
South of Ballarto Road. None of this land has an approved plan for new estates yet. East of Clyde-Five Ways Road, the Clyde South precinct (about 1,057 ha) is in rural use, and the VPA is still preparing its PSP. To the west, Casey Fields South (Employment) is planned as an industrial precinct for 5,000+ jobs, and its PSP is with the Minister.
Titles
In estates still releasing stages, your lot may not be titled yet. Ask about the title status of the exact lot and stage. Any title date is an estimate until the plan of subdivision is registered, so get it in writing and have a conveyancer or lawyer check the land contract.
Our Pakenham guide has a title timing scenario table, and titled vs untitled land in Victoria explains sunset clauses and deposits.
Site costs
Site costs. Ask whether roads and services reach your stage yet, and whether your lot has had a soil test and contour survey. Get in writing which site costs are fixed and which are allowances or provisional sums. Our site costs guide explains what drives them.
The PSP frontage rule. The Clyde Creek PSP requires lots to front or side conservation areas, waterways, public open space, roads and the potential future Clyde railway line. Clyde Creek itself is a Growling Grass Frog conservation corridor. If your lot sits next to the creek corridor, a park or the future rail line, that rule shapes the design.
Estate rules. Get the estate's design guidelines, ask who lodges for developer approval, and check frontage, depth, orientation, easements and corner rules. Our Officer guide goes deeper on estate rules, and the turnkey inclusions guide shows what a package should list.
The broker
In Clyde, a lot facing the creek corridor and a mid-block lot one street over can need very different houses. A builder broker shows you which designs from different builders fit the lot in front of you.
Send us the lots you're considering. We shortlist packages from over 35 builders that fit each lot and the estate's rules, and compare them on the same terms. You choose the builder and sign the building contract directly with them. TKBG is a builder broker, not a builder, and we help with knockdown rebuilds too.
Read how builder brokers get paid and how to check a builder in Victoria before you sign. First home buyers can start with our first home buyer guide, and builder broker Melbourne explains how we work. Weighing Clyde against nearby suburbs? See Berwick and our guide to Melbourne's growth corridors.
