House & land · Clyde North
Short answer
Clyde North is one of the newer house-and-land suburbs in Melbourne's south-east, next to Berwick and Cranbourne. Before you commit to a package there, check four things: whether your exact lot is titled or untitled, what the estate's design guidelines require, whether site costs are fixed, and how you'll handle daily trips in a mostly car-based area. Turnkey Building Group (TKBG) is Victoria's leading builder broker, with an office nearby in Berwick. We compare full turnkey, fixed-price packages from over 35 builders against your brief and block. The builder pays us from a share of its margin, so you pay TKBG no fee and using us costs you nothing extra.
Checklist
Clyde North has grown estate by estate, so two lots a few streets apart can be at very different stages. Use this list on any lot you're considering:

Titles
Titled land has a registered title, so it can usually settle and your build can be scheduled. Untitled land is waiting for the developer's plan of subdivision to be registered. Any title date you're given is an estimate, not a promise.
In Clyde North you may find a titled lot in an established stage and an untitled lot in a newer stage at a similar asking price. Compare the total time until you can move in, not just the sticker price. While you wait for an untitled lot, you may be paying rent and holding a finance approval that could expire.
Before you sign for an untitled lot, ask:
Our guide to titled vs untitled land in Victoria explains these terms in plain English. Have a conveyancer or lawyer check the land contract before you sign.
Site costs
Site costs. These are the costs of preparing your lot for the slab and connecting services. Soil type, fall of the land, fill, rock, retaining, drainage and the distance to service connections all play a part. Two lots in the same Clyde North estate can need different site works. Ask whether a soil test and contour survey have been done for your lot, and whether site costs are fixed or just an allowance.
Every package TKBG offers is full turnkey, at a fixed price. Even so, read the written inclusions line by line before you sign. Our turnkey inclusions checklist shows what to look for.
Estate design guidelines. Many new estates set rules on façades, roof style, garage position, driveway finish, fencing and front landscaping. Some also set deadlines for finishing fencing and landscaping. Ask whether a package already meets your estate's guidelines, and who applies for developer approval.
The broker
Clyde North buyers often come home from display villages with brochures that are hard to compare: one includes landscaping, another lists it as an extra. A builder broker, sometimes called a building broker, does that comparison for you.
With TKBG, you brief us once on your budget, bedrooms, timing and the lots you're considering. We draw on our network of over 35 builders and put suitable designs and packages side by side. We check how each design fits your lot, and we compare site costs, inclusions and estate-guideline fit on the same terms. You choose the builder and sign the building contract with them directly.
Whoever builds your home, check them first. Our guide on how to check a builder in Victoria walks you through it.

Questions
It depends on your budget, work location, transport needs and timing. Clyde North has many newer estates in Melbourne's south-east. Check title status, estate stage, site costs and design guidelines for each lot before you decide.
Both are available. It depends on the estate and stage, and it can change month to month. Ask for the lot's title status and any expected title date in writing before you pay a deposit.
There's no single best estate. The right one depends on your budget, lot size, stage, design rules and what's built nearby. Compare estates on the same checklist rather than on marketing.
