What a builder broker does in Melbourne

A builder broker sits between you and the builders. Lots of people search for a "building broker", and it's the same service. Instead of walking display villages one builder at a time, you brief a broker once. The broker then shows you suitable homes and packages from several builders, so you can compare them on the same terms.

TKBG is a builder broker, not a construction company. The builder you choose builds your home under its own contract with you. Our job is to help you find the right land, builder and home, and to make the differences clear before you commit.

The process

How it works

1. Discovery appointment. We go through your brief: bedrooms, area, budget, timing, and whether you already have land. If you haven't spoken to a lender yet, we'll suggest you do that early, so you're comparing homes you can actually finance.
2. Shortlist and compare. We draw on our network of over 35 builders to put suitable designs and house-and-land packages side by side. We compare inclusions, site costs, land size, and whether the land is titled or untitled. See titled vs untitled land in Victoria.
3. You choose. You pick the builder and package that suit you. You sign the building contract with the builder, and any land contract with the land seller. Get independent legal and finance advice before you sign.

Payment

How we're paid

TKBG is paid by the builder you choose, from a share of the builder's margin. You don't pay TKBG a fee, so using us costs you nothing extra.

Use this list whether you choose TKBG or anyone else:

• How are you paid? By the builder, by me, or both? Get it in writing.
• How many builders do you work with? And how do you choose which ones to show me?
• Are you tied to one builder? A broker linked to one builder can't give you a real comparison.
• What does "turnkey" mean in your packages? Ask for the full inclusions list.
• Do you know my area? Ask which Victorian suburbs and estates they work in.
• What do independent reviews say? Look for reviews on third-party sites, not just testimonials on the broker's own website.
